Most Northern Virginia homeowners spend $250 to $600 to have their house siding washed. A driveway alone is $150 to $350. The number moves most on square footage and surface type — not on how dirty it is, which is what most people assume. Here are the real ranges and what drives them.
House Siding

Driveway
$150–$350

Fence

Real installed prices across Fairfax, Arlington, Alexandria and the surrounding counties in 2026. Final cost depends on square footage, surface condition, and access — not just the surface type.
| Surface | Typical Range | What It Covers |
|---|---|---|
| House Siding | $250 – $600 | Low-pressure soft wash on vinyl, brick, stucco, or wood |
| Driveways & Walkways | $150 – $350 | Concrete, asphalt, and pavers — oil, tire marks, buildup |
| Decks & Patios | $150 – $400 | Wood, composite, stone. Stain prep available |
| Fences | $1 – $3 / ln ft | Wood and vinyl — mold, algae, weathering. $100 minimum |
| Roofs | From $200 | Soft wash only — no pressure on shingles. Black streaks, moss |
| Whole-House Package | $450 – $1,000 | Siding plus driveway, walks, and deck booked together |
| Commercial Properties | Free Estimate | Storefronts, lots, exteriors, dumpster pads — quoted per property |
Not included: gutter clearing, window washing, stain or sealant application, and rust or efflorescence removal that needs chemical treatment. Stain prep (a wash specifically formulated before staining a deck or fence) is quoted separately from a standard clean.
Two quotes for the same house can land $200 apart. It's almost never about how dirty the siding is — it's these five variables.
The dominant factor. A 1,400 sq ft rambler and a 4,000 sq ft McLean colonial are different jobs entirely — roughly double the surface area and double the time. Most crews price siding by the square foot of wall, not floor area.
Vinyl takes a light soft wash. Brick and stucco need a gentler chemical mix and more dwell time. Old wood siding needs lower pressure or you'll gouge it. Concrete takes high pressure; pavers don't.
A single-story ranch is straightforward. A three-story with a steep roofline, tight side yards, or a deck over the walkout basement means ladders, staging, and slower work. Two-story homes in Fairfax and Vienna typically cost more than comparable single-story.
Light pollen rinses off in one pass. Years of black algae and green mold on the north side needs a stronger mix and longer dwell, sometimes a second application. This is where a "cheap" quote and a real one diverge.
Setup, water access, and equipment hauling are fixed on every visit. Siding plus driveway plus deck in one trip typically costs meaningfully less than three separate appointments — often 15 to 25 percent less overall.

Low pressure (under 500 PSI) with a cleaning solution that does the work. The chemical kills mold and algae at the root instead of blasting the surface.
Used on:
High pressure (2,000–4,000 PSI) physically lifts dirt, oil, and ground-in grime. No chemical needed for most jobs. Powerful — and destructive if aimed at the wrong material.

Why this matters for your wallet
A company that pressure-washes your vinyl siding at 3,000 PSI will strip paint, force water behind the panels, and etch the surface — and the damage often doesn't show until the siding fades unevenly a year later. If a quote for "house washing" is unusually low, ask what PSI they run and whether they use a chemical mix. The right answer for siding is a soft wash, and a proper soft wash costs what it costs.
The housing stock here is old and varied, and that shapes the work. What we run into most, area by area:
Mostly brick and vinyl from the 1960s–90s. Brick fronts need a chemical soft wash rather than straight pressure — direct pressure on older brick drives water into the mortar and can spall the face. Heavy tree canopy means more algae on the north sides.
Most common job
$350 – $550
Older construction, tighter lots, and more condos. Narrow side yards limit ladder placement and slow the job down. In Old Town, historic brick and painted masonry need low pressure and careful chemical choice — a hard blast can permanently scar 100-year-old brick.
Most common job
Larger homes mean more wall — often 4,000 sq ft or more — plus multiple outbuildings, long driveways, and stone facades. The per-square-foot rate can be lower on a big job but the total is higher. Stone needs a tailored mix, never a blanket pressure blast.
Most common job
$600 – $1,000
HOA rules and runoff — worth asking before you book
Many Northern Virginia HOAs (Reston, Burke Centre, Lake Ridge, and most condo associations) have rules about exterior work, and some restrict runoff into storm drains. Wash water containing cleaning chemicals is technically regulated in several local jurisdictions. We contain and manage runoff as standard practice, and we'll flag it if your association needs advance notice.
We serve Fairfax, Arlington, Alexandria, Vienna, Reston, McLean, Falls Church, Springfield, Burke, Annandale, Herndon, Lorton, Ashburn, Sterling, Centreville, Woodbridge, and Lake Ridge — see the full power washing service.
For a concrete driveway, honestly — yes, and you might save money. For siding, we'd rather talk you out of it. Here's the real math.
The honest DIY math
A rental runs $80–$150 a day plus gas, and you'll likely need two days. Add cleaning solution, and you're at $150–$250 before you've done any work. A professional driveway wash is $150–$350. For a driveway, you're saving maybe $100 and spending a weekend. For siding, you're spending nearly the same money for a job that carries real risk — a rented machine at full pressure on vinyl will leave permanent etch marks that cost more to replace than the whole wash would have.
We'll look up your home's approximate square footage before we arrive, so the number we quote is close to the number you pay. Same-week appointments available.
